Pierce stepped inside. “We’ve been running a sting on fraudulent quitclaim filings,” she said. “Someone’s been targeting vacation properties—faking notarizations, flipping homes before anyone catches it. When we saw your property come through, we flagged it.”
Michael swallowed. “So the sale isn’t real?”
“The ‘sale’ is real enough to hurt people,” Pierce replied. “An investor wired money into an escrow account yesterday. He thinks he’s buying clean title.” She slid out a printout: a notary stamp, a signature that tried to look like Michael’s.
Michael’s earlier laugh felt poisonous now. “Emily doesn’t have my signature.”
“She had something else,” Pierce said. “A power of attorney dated 2019.”
Michael’s face went hot. “That was temporary—after my shoulder surgery. It expired.”
Pierce’s gaze held steady. “Not on the copy we received. On this one, it’s durable. Indefinite.”
His mind snapped backward to Emily visiting Florida with soup and jokes about being “the responsible one” for once. He remembered signing a stack of forms without reading every line, trusting her because he wanted to believe the last few years—her missed rent, her panicked requests for money—were behind them.
Pierce leaned closer. “Where is Emily right now?”
“Airport. She said she’s leaving tomorrow.” Michael pictured her at a gate, suitcase upright, phone tucked away like evidence.
Pierce spoke into her radio, low and clipped, then looked back at him. “Did you ever tell her the beach house was in an LLC?”
He hesitated. He’d moved the cottage into Seabird Holdings after the county started sending violations, after a contractor warned the foundation was shifting. He’d bought the empty lot next door under a different entity—quietly—so he’d have something that couldn’t be grabbed in a moment of family panic.
“No,” he admitted. “I told her it was ‘complicated.’”

Pierce’s voice cut through the salt air. “Dylan Crowe. Step away from the door. Hands up.”
Crowe turned, smile sliding off his face. “Detective, you’re making a—”
“Now.”
Two deputies closed in. Crowe’s gaze snapped to Michael’s keys, then to Emily, calculating. In that flash Michael understood the punchline he’d laughed at: the “beach house” wasn’t a jackpot. It was bait—an LLC property already tagged in Pierce’s sting.
Michael looked at his daughter. “Tell her everything,” he said softly. “All of it.”
Emily’s shoulders shook. Then she nodded. “I will,” she said. “I have his texts. The fake power of attorney. The notary’s name. I’ll give it all to you.”
Pierce held Emily’s gaze. “If you cooperate fully, that matters. But it has to be the whole truth.”
Crowe tried to bolt, but deputies pinned him to the porch. Handcuffs clicked. The “investor” from the SUV raised his hands, stunned, as an agent walked him back to the curb.
